Owner and applicant must meet for a brief interview to assess suitability. It is only reasonable to do one's best to avoid disruption and/or lifestyle conflict.

Owner wishes to share this lovely, quiet, mature, treed neighbourhood with one who appreciates its character but is not presently in a position to purchase here. A few years ago they commissioned construction of this beautiful well-appointed space.

The River Valley is a brief walk from here. WEM and Downtown Edmonton are about 10 minutes away by car (in different directions, of course.) ETS bus stops are handy. Stores and shops of good quality are short distances from the neighbourhood. There is a highly-regarded school, a seniors residence, two churches, a park and community centre within this neighbourhood.

Owner selected appliances of equal quality to those used in their adjacent residence. Included are two quiet ceiling fans, a gas washer/drier stack, a gas stove/oven, a high efficiency furnace, tankless water heater, dishwasher, and in-sink food waste disposal. Kitchen is small of necessity, but quite well-supplied with cupboards and countertop spaces. It's a pleasure to use.

Building standards insure that the space is well-insulated and suitable for the Edmonton climate. One previous tenant installed an A/C in a window; the others (3 in total) did not find A/C necessary.

Assuming average use, utilities are included. Tenants have always preferred to arrange communications services to their own taste, so that is left up to the renter.

City conditions for permitting this space limit us to one outdoor parking space. It is supplied with a plugin, and three security camers monitor activity in that particular area 24/7. Exterior LED lighting comes on and off automatically, so the space is lit quite well enough for security and safety purposes.

There is enough garage space to accommodate one bicycle. There is an outdoor space well hidden from view. Past tenants have stored their off season tires there without any issues arising.

People like this space. Tenants tell owner that they have been proud to live in it. Life happens, everyone knows that. All previous tenants have only left when life called them away; and all expressed sadness to have to leave this beautiful living space. All have offered to provide owner with references to assure prospective tenants of the high-quality of their treatment here.
